"It was without doubt the location that drew us to this property eleven years ago," says the owner. It's very peaceful and picturesque and yet everything we need is within easy reach, the setting really couldn't be more ideal."
"The property we originally bought was an old cottage that had definitely seen better days and our initial intention was to renovate and extend, however it was in such a poor state and the cost of a full renovation so high that it made much more sense to take it down and build a brand new home from scratch. The brief was to create a house that would fit sympathetically within these lovely rural surroundings, make the most of the views, look good from all sides and have a wonderful sense of light and space throughout. As well as using an oak framed structure we've also incorporated a wealth of eco friendly technology, including an air source heat pump, thermal panels and a water harvesting system, so despite being a spacious family home it's very economical to run."
"Externally it has the look of a traditional house but internally we've gone for a much more contemporary look and feel". "The main living area is our wonderful open-plan kitchen, dining and living space. There's also a large living room that opens via folding oak doors into a music room/library. Upstairs all four bedrooms are double sized with dual aspect and two have en suite bath/shower rooms. The double height entrance hall is particularly striking with light oak beams and glazed galleried landing, light floods through windows in the roof. The interior has a very clean modern look which together with the light oak beams really enhances that feeling of light and space."
"Each of the main living areas have bi-folding oak doors that open out onto a wrap-around patio, so we can create a lovely connection between inside and out which enables us to take advantage of both the morning and evening sun. We have a very pretty garden that was professionally landscaped and five small paddocks of just over 2 acres on which we graze some of our alpaca herd. It's incredibly peaceful here, very safe and secure so ideal for children and although our nearest neighbours are just down the road we have total privacy."
Favourite Room: "The main lounge is a lovely light filled room and it has deep windows that bring in the fabulous views, however the kitchen is probably our favourite part of the house. It's a lovely big open space in which the whole family can come together and it's a fantastic room to entertain in."
Favourite aspect of the grounds or surrounding area: "We love the fact that you can stand out in the garden and feel miles from anywhere and yet we've never felt isolated. We can be in Buntingford in around ten minutes or Royston in fifteen. Cambridge is just 30 minutes away and there are train services easily accessible at Royston, Ware, Stevenage and Broxbourne. Door to door we can be in central London in an hour and a half."
Other notable feature: "Set slightly away from the house we have a very useful home office/meeting room. It has a small kitchenette and a shower room so could alternatively be used as a self-contained annex."
What we'll miss most / why we are leaving: "We love everything about this house and if we could pick it up and put it in a location surrounded by a bigger acreage for our alpaca business we would do so. We'll miss the wonderful feeling of light and space, those great views, the setting It's going to be incredibly difficult to leave."

The owners have designed and specified the house to make it as efficient as possible to run yet still be a practical family home. The underfloor heating is run by an air source heat pump with additional input into the thermal heat store by a combination of thermal panels and multi fuel burning stove. There is a water harvesting tank and system all adding to the eco credentials of the house.
As soon as you step into the superb double height hallway the house feels welcoming. Immediately one is struck by the warmth of the Oak that gives a feeling of great character but there is also a hint of the contemporary design features that are found throughout the house. One of the main features of Yew Tree Cottage is the impressive setting and the gardens. The house sits centrally in the formal gardens that are approaching an acre with a large wildlife pond to the rear beyond which there are the paddocks and fabulous views over the countryside and village. The gardens themselves are mainly laid to lawn with areas to sit and unwind. Flower beds and trees provide interest and colour and there is a great sense of privacy. At the front of the house is a large gravel driveway that provides parking for approx. 8-9 cars boarded by attractive grasses and lawn. There is a striking brick and flintstone wall boundary providing both garden privacy and security.
The paddocks are well fenced and are set to the side and rear of the house and garden. They extend in total to about two additional acres and are ideal for those with a variety of interests form equestrian to a small holding or simply as gardens.
