Situated between the popular villages of Woodmancote and Hambrook, the house stands on a plot of about 0.6 of an acre. Although, obviously there are no 'cattlemen or stockmen' around and this is clearly not 'the wild west', there is a distinct feeling outdoors that you are actually on a ranch, probably instigated by the open 'ranch-style' wooden fencing around the perimeter, bordering fields and countryside beyond. But if horseback riding is your thing, there are plenty bridleways and footpaths close to the house, and Willowbrook Riding Centre is a short trot away. Or maybe a walk around the edge of the fields with the dog would be just as pleasant.
The charming harbour side village of Emsworth is a few miles to the west, whilst the Cathedral City of Chichester is slightly further to the east. If access to the capital is required, Nutbourne station is less than two miles away, and has regular services to London Victoria.
