A four bedroom, three bathroom stone barn conversion in immaculate condition in a development of six barns peacefully located on the outskirts of the village of Doynton, 7 miles north of Georgian Bath.
The vendor says: "The location here at the end of a no-through road on the outskirts of Doynton, within easy reach of the M4 and Bath yet surrounded by fields and lovely country has made Powell Court the perfect place to bring up a family. The group of barns were converted in 2004 and there is a lovely community here. Everyone respects each other's privacy but if you need someone to look after your cat or water the plants there is always someone around. The conversion was done to a high standard, with oak flooring, granite work tops in the kitchen, wooden floor to ceiling windows so everything is light and airy. We have changed the en suite to the master bedroom and put in patio doors leading out of the kitchen to the garden. There is potential to add further value as well by adding a conservatory on the end of the kitchen if required. The house is not listed."
She continues: "My favourite room is the kitchen/breakfast room. The kids do their homework while I cook and on a nice day we open the patio doors and go out to sit in the garden. The dining room is also just off the kitchen with a table which comfortably seats eight. Our bedroom with the new en suite is down at the end on the ground floor and is lovely and peaceful, with high ceiling and beams. It is joined to the neighbour's house here, but the walls are very thick so you never hear them. There are nice views from the bedrooms upstairs, across to Wick nature reserve and to Dyrham from the back."
"The garden is south facing, so gets the sun all day. It is lovely to sit on the patio and we have a nice secluded area for seating and a larger lawn area for the boys to play football, so the garden is perfect for a family. The bridle path which continues at the end of the road was perfect for the boys to learn to ride their bikes as there is no traffic and there is a pretty stream at the end. There are lots of footpaths around here for lovely walks, and it is a quick cycle ride to Dyrham Park, the stunning National Trust seventeenth century house and ancient deer park."
"Doynton has a Saturday market twice a month selling local produce in the village hall. There is also Doynton Big Screen a community cinema. There is a summer fete which is really popular. In the village hall there is yoga and there's a tennis group as well. The pub in the village, The Cross House, has just been taken over and they have planning permission to build a nice restaurant. Bath is less than 15 minutes' drive with all its shops, theatres and galleries but we are also within easy access of the M4 so ideal for commuting to Bristol or London."
