A large detached family home with four bedrooms, three reception rooms, and three bathrooms built 12 years ago to a high specification in a private gated community of three houses in Bridgeyate, conveniently located 8.2 miles from Georgian Bath and 6.7 miles from vibrant Bristol.
The vendor, an award winning builder, chose this area because of the excellent location. There is easy access to Bath and Bristol here. Longwell Green is 2.4 miles away with Marks & Spencer, Asda, a cinema, gym and pool and many restaurants. Emersons Green is 4.7 miles away with a huge Sainsburys, Boots and many restaurants. Keynsham, a busy market town, is 4.1 miles away and has great rail links to Bath and Bristol. It takes about ten minutes to drive to Bath up through Lansdown. There are many great walks up at the racecourse there. The cycle track from Bristol to Bath is two minutes from our house and three local golf courses are within a 10 minute drive. We have a really good pub, the Hollybush, within walking distance its a nice quiet country pub with a good atmosphere. It is also quick to the M4 from here and Bristol Airport is only 13.8 miles away.
He continues: There is an electric gate opening on to the development which is set down from the road so there is very little noise. The front door opens into a large hall and double sweeping staircase leads up to a galleried landing. The kitchen is our favourite room. It is large and very light, with timber beams. There are Neff appliances, and a hand made wooden kitchen with white and natural units. There is a black granite top and a large island. We have a big table which seats twelve comfortably, although at Christmas we can seat sixteen. There is also a big sofa here. The kitchen has double doors which open out onto decking at the back which leads into a patio area. There is also a large sitting room with a stone fireplace and gas fire which has double doors opening on to the garden as well. We have a dining room, study, separate utility room and cloakroom downstairs.
Upstairs there are four double bedrooms. The master has a walk in wardrobe and doors open onto a Juliet balcony with views over the garden. There is a bathroom with bath and double shower. Two of the other bedrooms are en suite and the third has access to the loft. The loft has three Velux roof lights and is prepared for two bedrooms and a bathroom should the new owner require it. The roof is extremely well insulated, so the house is very warm and toasty, but also cool during the summer months.
The double garage has an electric door with a room above which could be used as a home office or kids play room. The front garden is very private, with a brick wall with railings so it is very secure and there are electric gates to the front of the development. All the drainage is located at the front of the house so if anyone wanted to add an orangery onto the kitchen at the back that would be possible. At the back there is the patio and lawned area surrounded by trees on two sides. It is a lovely house in a perfect location, and we have really enjoyed living here.
