The owner says: "Once I'd caught a glimpse, over the treetops, of a distinctive pyramid slate roof sporting five chimneys, I just had to investigate. Sixteen springtimes ago I suddenly found what I'd been looking for, only I hadn't known it! The writer in me was drawn to this idiosyncratic, miniature Georgian cottage - a veritable curiosity - enchanted by its striking visual impact and artisan character. I loved the attic bedrooms and bathroom, with their pleasing angles. The friendly, open-plan heart of the home - cosy lounge (log fireplace with its ornate fireback) spilling into dining area; quarry tiled entrance hall, and wood panelled kitchen/diner - offered me a creative haven, and opportunities for hospitality. A door opened into an extension, added just a few years before, in which a sunny, south-facing bedroom and second bathroom sit on either side of a hidden utility space. Tucked away down a private track, the tranquillity here is startling. In the mornings, all you can hear is birdsong; on a clear night, there's a stunning view of the stars - away from the city's light pollution. A decked al fresco eating area sits in one corner and a wide gravelled path lies behind the house, while a long lawn and flower beds run the full length of the plot the other side, offering ample space for extension of the living areas, if required. The cottage currently has planning permission for a conservatory. A wood panelled studio/office would also sit nicely here, still leaving plenty of garden to enjoy. I bought this lovely little cottage when my daughter was four, and for the two of us the bedrooms in the roof - with the shared en-suite bathroom - were perfect. I met my husband, and he moved over from America, a few years later. As she got older, our daughter chose to move downstairs into the annexe (the 1998 extension) which is effectively self-contained with independent access, if required, round the side of the house. Combe Down, with its own convenience store and deli, is unique in that it has an authentic village atmosphere despite the fact it's just over a mile from Bath Spa train station (a pleasant walk or easy bus ride), and the city centre. It's on the doorstep of Prior Park Landscape Garden (National Trust) and Rainbow Woods, and has its own nursery, primary school, park, doctors & dentists surgeries and pharmacy. Outstanding state secondary school (Ralph Allen), private school Prior Park College and Bath University are just along the road, together with Bath Clinic (private healthcare facility), Combe Grove Country Club and several excellent pubs and restaurants. Ancient lanes thread between the houses and gardens, making it easy to stay off the main roads. To the south of the village is open countryside. Showcasing a blend of inspired architecture that is functional as well as visually pleasing, Victoria Cottage offers a retreat from city life while only several minutes from Bath by car. Its compact interior, creatively refurbished over time, retains many period features and offers flexible living options. When friends visit, we have room to park six vehicles. With areas of the garden situated away from any surrounding houses, in the fine weather - when you sit outdoors - you get that feeling we look for on holiday: of being miles from anywhere. We will miss that, our friends and neighbours here - and the informal 'neighbourhood watch'!"
